Florida closing and recording

Which Florida taxes can apply to a refinance mortgage?

Florida imposes documentary stamp tax on recorded mortgages and other written obligations to pay money. [S1] A separate nonrecurring intangible tax applies to obligations secured by Florida real property. [S2] Review both entries with your closing team.

Are refinances automatically exempt?

No. Florida has specific documentary-stamp rules for qualifying renewals. [S3] Its intangible-tax rules also provide conditional treatment for refinancing with the original lender or its assignee. [S4] Those rules do not establish an exemption for every new refinance. Ask your closing team whether an exception applies to your documents.

The clerk also charges for recording documents. [S5] Review taxes, recording and other closing costs on your Loan Estimate.

Does refinancing require a new homestead exemption application?

In Miami-Dade, the Property Appraiser says refinancing does not require you to refile a homestead exemption application, but a change in title may require a new application. [S6] If your refinance also changes ownership, ask your county property appraiser what you need to file. This does not promise that your property-tax bill will stay the same.

How it works

  1. Check your options. Seeing them takes about 30 seconds and uses a soft credit inquiry — no impact to your credit score. A hard pull comes later, with a full application.
  2. See your numbers. Your options on screen, in plain figures, before you commit to anything.
  3. Close fully online. The whole process runs digitally, from application through closing.
